The model

What is real estate crowdlending?

Real estate crowdlending is a collective financing model where multiple investors pool capital to fund real estate projects in exchange for fixed or variable interest returns, backed directly by mortgage collateral or a guarantee trust over the property.

Unlike a traditional purchase, you don't acquire a full property: you lend capital to the developer and receive periodic interest until the project matures. Mexico's Fintech Law regulates this activity under the Collective Financing Institution (IFC) figure.

1

Real diversification

Participate from MXN $5,000 across different projects, cities and real estate asset classes.

2

Tangible collateral

Every loan is backed by the developed property or by a guarantee trust registered before a Mexican notary public.

3

Transparent returns

Target rate, term, payment schedule and construction progress published in your investor dashboard.

The process

2026 outlook

Why invest in Mexican real estate?

Mexico is consolidating as the most dynamic real estate investment destination in Latin America for 2026, driven by nearshoring, urban development and structural housing demand.

01

Expanding nearshoring

Over USD $45 billion in announced industrial investments during 2024-2025 are fuelling demand for warehouses and housing across the northern and Bajío states.

02

Structural housing deficit

Mexico needs more than 8 million new homes by 2030 according to sector estimates, generating sustained demand for serious developers.

03

Fintech legal framework

The Law to Regulate Financial Technology Institutions (2018) provides oversight from CNBV, Bank of Mexico and CONDUSEF over collective financing platforms.

04

Mexican peso and real protection

MXN-denominated yields with physical collateral: when financial volatility rises, local real estate assets preserve real value.

Trust

We operate to institutional standards

Independent credit committee

Analysts certified in real estate risk and quarterly external audit by a licensed Mexican public accounting firm.
